Compact Kitchen Plan for Rental Properties and One-Room Apartments
Compact kitchens in apartments and one-room units can reduce costs by replacing them with mini kitchens. This estimate includes the main unit, removal, installation, and plumbing connections.
We also welcome requests from rental owners and management companies. We will propose solutions while balancing costs and occupancy rates for restoration to original condition upon move-out or equipment renewal before move-in.
- Restoration and equipment updates for rental apartments and condominiums
- Replacement of mini kitchens in one-room and 1K units
- New installation of second kitchens in two-family homes
- We also accommodate requests for multiple units at once
* Mini kitchens will be proposed based on compact types from manufacturers such as Cleanup, LIXIL, and Housetec, tailored to width and grade.
* Costs will vary depending on the presence of IH heaters, water heaters, and range hoods, as well as the width, power supply, and water supply/drainage conditions. Please consult us first for a free on-site survey and estimate.
If you send us photos of the entire kitchen, floor plans, elevation drawings, and approximate dimensions of the kitchen width, we may be able to provide a rough estimate.

Subsidies and Grants Available for Kitchen Replacement
Kitchen replacements may qualify for national and local government subsidies and grants by introducing energy-efficient equipment. Since the eligible construction, amounts, and application periods vary by program, we will introduce some representative options.
The introduction of energy-efficient residential equipment, such as water-saving faucets and built-in dishwashers, is eligible for subsidies. In kitchens, the following equipment is included.
- Water-saving faucet (water-saving type)
- Built-in dishwasher (new installation)
- Easy-to-clean range hood
- Built-in water purifier
- Built-in stove compatible with automatic cooking
- Layout change to a face-to-face style (accompanied by kitchen replacement)
The subsidy amount is determined for each piece of equipment, with a maximum guideline of 1,000,000 yen per household for the entire project. By simultaneously conducting window insulation renovations (Advanced Window Renovation 2026 Project) or water heater replacements (Water Heating Energy Saving 2026 Project), it becomes easier to meet the minimum application threshold for the total subsidy amount.
Depending on your municipality, there may be unique renovation subsidy programs available. The eligible construction, amounts, and application periods vary by year, targeting households with children or energy-saving renovations. The systems in Yokohama City and Kawasaki City are also detailed on the subsidy page below.
Individuals certified as requiring support or care may be eligible for housing renovation costs up to 200,000 yen (with a personal burden of 10-30%) for barrier-free renovations such as installing handrails or eliminating steps. Please consult us when considering safety measures around the kitchen.
※ Subsidies and grants may change based on the fiscal year, budget, eligible products, and household requirements, and may end even within the application period once the budget is reached.
※ The eligibility for combined use and application conditions varies by program. We will confirm whether you qualify during the on-site survey and estimate, and provide clear guidance.

Kitchen Replacement Project Achievements
Due to the deterioration of storage doors, worktops, damage under the sink, and dirt on the range hood, we carried out a kitchen replacement project. The storage capacity and cleanliness improved, creating a bright and user-friendly space.
We carried out replacement work due to deterioration observed in the faucet and drainage areas, as well as damage inside the storage. We are proceeding with the work after confirming the management regulations, construction hours, delivery routes, and protection of common areas in advance.
When to Replace Your Kitchen
The timing for replacing the kitchen itself depends on usage conditions and maintenance, but a general guideline is around 15 to 20 years from installation.
Over many years of use, issues such as water leaks from faucets and drainage pipes, damage to the worktop and sink, corrosion inside the storage, and decreased suction power of the range hood may occur. If multiple symptoms are observed, it is time to consider not just partial repairs but also the replacement of the kitchen itself.
Please consider repairs or replacement if you notice the following symptoms.
- Water is leaking from the faucet or supply/drain pipes
- There are cracks, rust, or discoloration on the sink or worktop
- There is corrosion, mold, or unpleasant odors under the sink or inside the storage
- The storage doors or drawers are difficult to open and close
- The suction power of the range hood is weak or there are unusual noises
- The stove, IH, or dishwasher is not functioning properly
Faucets, stoves, range hoods, and dishwashers may reach their replacement timing before the kitchen itself. Depending on the symptoms and years of use, it may be possible to replace only the equipment, so we will provide suggestions during the on-site inspection.
If issues arise shortly after installation or replacement, you may be eligible for manufacturer warranties or construction company guarantees. Before requesting paid repairs or replacements, we recommend checking your warranty and construction contract, and consulting with the installing company or manufacturer.
If you leave a water leak under the sink unattended, it may lead to corrosion of the flooring and substructure, as well as leaks to the lower floors. If you notice any abnormalities, please consider inspection or replacement as soon as possible.

What is a Kitchen?
A kitchen is a residential facility composed of a sink, faucet, cooking surface, stove, storage, and range hood. Currently, the mainstream is the “system kitchen,” where each facility is connected by a single worktop.
Kitchen shapes include wall-mounted I-type, L-type, face-to-face type, peninsula type, and island type. The shapes and sizes that can be installed vary depending on the kitchen space, plumbing, exhaust ducts, and the positions of windows and doors.
Recently, many products have features that can reduce the burden of household chores, such as the following.
- Easy-to-reach pull-out storage
- Built-in dishwasher that saves time on household chores
- Touchless faucet that dispenses water with just a wave of your hand
- Easy-to-clean range hood that can be cleaned with the push of a button
- Stain-resistant artificial marble and stainless steel worktop
- Water purifier integrated faucet and IH cooking heater
Points to Note for Kitchen Replacement Work
Replacing with the same position and shape often allows for the use of existing water supply and drainage pipes, gas pipes, power sources, and exhaust ducts, making the construction easier. Changes from wall-mounted to face-to-face layouts may require relocating pipes and ducts, and depending on the space under the floor or in the ceiling, it may not be possible to move to the desired location.
If changing from a gas stove to an IH cooking heater, it may be necessary to install a dedicated 200V circuit or increase the power supply. When installing a new dishwasher, it is also essential to check the power supply, water supply and drainage, and installation space. Large overseas models may have different power capacity and water supply conditions.
If the size and shape of the new kitchen differ from the existing one, previously hidden wallpaper or flooring may be exposed. Additionally, if corrosion, mold, or damage to the substructure is found after removal, repairs or reinforcements to the substructure may be necessary to securely fix the new kitchen.
It is recommended to replace the interior at the same time as the kitchen replacement
When installing kitchen panels, wallpaper, cushion flooring, and flooring while the kitchen is removed, the back and bottom can be finished neatly. If interior work is done after the replacement, the scope of construction may be limited, or costs for removing and reattaching the kitchen may arise. By carrying out the work simultaneously, you can keep costs down while ensuring the entire kitchen space looks great.

Construction Procedure for Kitchen Replacement
Replacing with the same position and shape of the kitchen is often a construction that can be completed in one day. If layout changes, water supply and drainage, gas, and electrical work, as well as wall and floor interior replacements, are carried out simultaneously, it may take 2 to 4 days. The kitchen will be temporarily unusable during construction, so we will proceed after explaining the process in advance.

Before the work, the kitchen shows noticeable signs of corrosion and dirt due to aging.

Using tools such as electric drills, we carefully remove the existing kitchen to avoid damaging the surrounding walls and floors. After removal, we check the condition of the wall and floor substrate to prepare the area for the installation of the new kitchen.
We securely install the new hanging cabinets (upper storage) and range hood to the wall. The range hood is connected to the exhaust duct, and we check that it can effectively exhaust air.

We pre-install the water supply, hot water supply, and drainage plumbing according to the position of the new kitchen and secure the base unit to the wall. During this process, we also connect the plumbing and gas lines for the faucet, sink, and stove.
We conduct final checks to ensure that water and hot water flow without issues (water check), there are no leaks (leak check), and that the stove, range hood, and outlets are functioning properly (power check), marking the completion of the replacement.
