③ Management Plan Certification System (Tax and Interest Rate Benefits)
This is a system certified by Yokohama City. Upon certification, the loan interest rate from the Japan Housing Finance Agency is reduced by 0.2% per year, there are interest rate benefits for Flat 35, and it meets one of the requirements for the Long-life Promotion Tax System (certification alone does not guarantee tax reduction). The main criteria include holding general meetings at least once a year, organizing management regulations, separating accounting for management fees and repair reserves, ensuring that the amount of arrears is within 10% of the total, and “having created or reviewed a long-term repair plan that includes large-scale repair work twice or more within 30 years, within 7 years.”
*Fees include a system usage fee of 10,000 yen + city application fee of 3,900 yen, among others. It takes 2 to 3 months from application to certification. The validity period of the certification is 5 years.
④ National Energy Conservation Support | Housing Energy Conservation 2026 Campaign

Cases where fire insurance can be used and cases where it should not be used
Damage caused by typhoons, strong winds, flying rooftop waterproof sheets, caps, fences, hail damage, lightning strikes, and other “accidental incidents” may be covered by fire insurance. It is important to differentiate and document damage caused by accidents from normal wear and tear during the deterioration diagnosis.
On the other hand, normal wear and tear itself is not covered. There have been many incidents nationwide where contractors lure customers with claims like “You can repair without any out-of-pocket expenses with insurance,” and the National Consumer Affairs Center has repeatedly issued warnings. False claims can lead to insurance fraud charges. Please confirm the eligibility of your claims directly with your management association or owner to the insurance company or agent. Kakeru Koumuten Co., Ltd. does not provide such guidance at all.
