Hello!
I am Yamanaka from Kakeru Koumuten Co., Ltd., a specialist in roofing, exterior painting, and exterior renovations located in Aoba-ku, Yokohama, Kanagawa Prefecture!
This is a case study of a roof renovation in Kohoku-ku, Yokohama, Kanagawa Prefecture.
The work involved a roof overlay (cover method) (Super Galtect) project!
We implemented leak prevention measures through the roof overlay work!
Thank you very much for choosing Kakeru Koumuten Co., Ltd. from among many contractors.
Roof Overlay Construction Procedure
1. Demolition of Existing Ridge and Snow Guards
We will only dismantle the ridge flashing and snow guards that obstruct the overlay work.

2. Laying Roofing (Waterproof Sheet)
The roofing used this time is modified asphalt. It offers double the durability of standard asphalt roofing!

3. Fabrication of Accessories (Karakusa, Keraba, Valley)
We will process and install the keraba, karakusa, and valley flashing.
4. Main Construction
After the main body is installed, we will place the ridge board and wall plates. This time, we used cedar for the ridge board, but there are also resin ridge boards that are resistant to corrosion.

5. Ridge Metal and Rain Stopper Metal Processing
We will process and install the ridge metal and ventilation ridge. We will apply sealing thoroughly on the inside of the joints.
For the wall edges, we will process and install a component called rain stopper metal. We will also apply sealing thoroughly.

6. Cleaning
We will remove footprints and any debris that may have fallen around the house and inside the rain gutters, and do a thorough cleaning.
We strive to leave the site cleaner after the work than it was before!

With that, the construction is complete!
About the Roofing Material Used
The roofing material used for the leak repair is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
We also provide a 10-year construction warranty!
Additionally, it is made of SGL steel plate, which is resistant to rust.
The insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-resistant paint, allowing for a cool summer and warm winter.
It also has soundproofing properties, reducing the sound of rain.
Moreover, it is lighter compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industrial is the most frequently used in our construction achievements, gaining significant attention!

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it, and it is one way to repair leaks.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid on top of another, it is also referred to as “overlapping roofing.”
Benefits of the Roof Overlay Method
Since a “new roof” is placed over the “existing roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature, leading to various benefits.
The only parts that require demolition and waste disposal are the ridge cap, making it more cost-effective compared to full roof replacements.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please see the Ministry of Health, Labour and Welfare’s website below).
Building materials used in constructions completed before 2004 may contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The roof overlay method, which generates almost no waste, is ideal for such roofs.
Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” Rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult us.
Additionally, the construction can be completed in a shorter time frame compared to painting or full roof replacements. A shorter construction period means lower labor costs, resulting in more affordable leak repairs.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is erected, there may be inconveniences such as difficulty entering and exiting or not being able to open windows. Being able to return to normal life in a short period is a significant advantage.
Our company specializes in roofing work, and the roof overlay method is the most frequently performed type of work we undertake. We are very grateful that we are continuously engaged in roof overlay projects without interruption.

Basics of Leak Repair
Roof work after leak repairs is necessary to prevent the recurrence of leaks and to maintain the overall durability and safety of the building.
What are the symptoms of a leak?
- Water leaks or stains are visible from the roof or ceiling
- Water drips from the walls or ceiling when it rains
- Stains or mold are present on the exterior walls or ceiling
- Water sounds can be heard from the leaking area
- Cracks or bulges are visible on the exterior walls or ceiling
- Specific areas in the room are damp or wet on rainy days
- Materials around the leaking area are deteriorating (e.g., corroded or degraded sealing materials)
- Deformation or damage is visible on the roof or rain gutters
- Discoloration or deterioration due to rainwater intrusion is observed at the leaking area
- There are strange odors or mold smells coming from the roof or ceiling
If you notice any of these symptoms, it is necessary to consider leak repairs. Prompt action is important, as neglecting the issue may worsen the building’s structure and internal condition, so we recommend inspections and repairs by a professional contractor.
◇ Limitations of DIY leak repairs
While it may seem that leak repairs can be handled on your own, they are merely a temporary fix. The causes of leaks are varied, and repairs must be tailored to those causes. Additionally, factors such as roofing materials, shapes, and surrounding environments must also be considered. A challenge when attempting DIY leak repairs is the lack of necessary tools and skills, which could potentially worsen the situation. Moreover, climbing onto the roof itself can be dangerous.
Therefore, we recommend hiring a contractor with specialized knowledge and skills for leak repairs.
◇ When to hire a professional for leak repairs
Here are situations when you should consider hiring a professional for leak repairs.
・The cause of the leak cannot be identified
The causes of leaks can range from deterioration, cracks, or holes in the roof to lifting or misalignment of ridge flashing. It is difficult to identify the cause through visual inspection alone, and a judgment based on specialized knowledge and experience in leak repairs is required.
・The repair area is at a high location
Working at heights involves risks, so for safety reasons, we strongly recommend hiring a professional.
・Leaks are occurring in multiple areas
Leaks from multiple locations require appropriate leak repair methods for each area. Expert judgment and skills are necessary.
If the leaks are serious or if DIY repairs are challenging, please promptly contact a professional contractor.
Tips for Estimating Leak Repairs
◇ Basic knowledge to know before requesting an estimate
Before requesting an estimate, it is important to understand the processes and roles involved in roof renovations. Each process directly affects quality and durability, which is reflected in the costs. Additionally, the type and area of roofing materials used also impact costs, so be sure to gather this information. Furthermore, it is essential to check the reliability, construction track record, and the quality of after-sales service of the contractor to ensure you can trust them with your project.
◇ Reasons to obtain estimates from multiple contractors
Roof repairs are large-scale projects, and it is not uncommon for costs to be high. Therefore, it is recommended to obtain estimates from multiple contractors.
The services and prices vary by contractor, and comparing estimates makes it easier to select a contractor that fits your budget. Additionally, it helps to identify inappropriate estimates or unclear items. This not only helps in understanding unnecessary costs but also prevents troubles after the contract is signed.
Estimates can be requested by applying through the contractor’s website or by contacting them directly.
◇ How to Read and Compare Estimates
When comparing estimates, the key points are the individual items, total amount, materials used, construction methods, and after-service. For example, if only a part is inexpensive, it is necessary to determine whether it is truly appropriate. It is advisable to compare each estimate and choose based on the overall balance.
◇ Checkpoints for Additional Costs
In roof renovations, additional costs may arise. By understanding the checkpoints in advance, you can prevent going over budget. Setting up scaffolding is necessary for the construction. Be sure to confirm whether the cost of scaffolding setup is included in the estimate.
Moreover, in older buildings, deterioration may progress more than it appears, and if the construction area increases, additional costs may be incurred.
By checking the detailed breakdown when obtaining estimates, you can reduce the risk of incurring high additional costs.
Points for Choosing a Contractor Without Fail
When carrying out roof work (leak repairs) and exterior painting, choosing the right contractor and paint is one of the important points. First, when selecting a contractor, check their qualifications and permits, past construction achievements, warranty details and warranty period, and aftercare system. It is also recommended to obtain estimates from multiple contractors. This makes it easier to grasp market prices and verify cost transparency.
The choice of paint also significantly affects the construction results. For example, selecting durable paint can reduce the number of times painting is needed. Additionally, it is necessary to choose paint that can withstand the seasonal changes in Japan’s climate. Furthermore, consider the performance and maintenance costs to select paint that offers good cost performance.
While keeping these points in mind, it is important to choose a contractor and paint that meet your needs.
Maintenance After Construction
◇ Importance of Maintenance After Construction
Maintenance after roof repair is a crucial factor in extending the lifespan of your home. Neglecting maintenance can lead to the newly repaired roof deteriorating quickly, resulting in the risk of incurring high costs. The exterior walls and roof of a building are constantly exposed to harsh natural environments such as rain, wind, UV rays, and temperature changes. Regular maintenance can minimize damage and help maintain the beauty and comfort of your home. Additionally, you can avoid large-scale repair work and the associated significant expenses.
◇ Maintenance Methods and Frequency
One effective maintenance method after construction is inspection by a professional contractor. This allows for early detection and repair of even minor damage. The recommended frequency for maintenance is generally once every 3 to 5 years after roof repair. This is just a guideline and may vary based on local climate conditions and the structure of the house.
By implementing regular maintenance, you can protect your valuable home. If you are considering exterior painting, roof repair, or leak repair in the Kohoku-ku area, please contact Kakeru Koumuten.
