[Yamakita Town, Kanagawa Prefecture] Renovation of Vacant Houses and Used Properties | Costs, Subsidies, and Case Studies
For those considering renovations of used properties and vacant houses in Yamakita Town
I bought a used property, but I’m not sure if the renovation estimate I received is reasonable.
This is my first full renovation, and I’m worried about making mistakes.
I want to make the most of subsidies and grants.
For such concerns, Kakeru Koumuten Co., Ltd., which has numerous achievements in Yamaki Town, will clearly explain the key points for a successful renovation.
Always obtain estimates from at least 3 companies!

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Yamaki Town
Yamaki Town is a place rich in water and greenery, embraced by the majestic nature of Lake Tanzawa and Nishi Tanzawa, with a large part of its area covered by forests. The JR Gotemba Line runs through it, making it close to the city center while offering the charm of abundant nature and a quiet lifestyle, attracting attention as a destination for relocation and permanent residence.
Old wooden houses and traditional farmhouses in the mountains are now at a stage where they require improvements for earthquake resistance, insulation, and moisture control. This is why, at this moment, the option of “buying a used detached house or a traditional farmhouse and renovating (rehabilitating) it to suit one’s lifestyle” is expanding in Yamaki Town.
Natural Environment of Lake Tanzawa and Nishi Tanzawa
A town embraced by the majestic nature of Lake Tanzawa and Nishi Tanzawa. There is a growing demand for relocation, dual residences, and the revival of traditional farmhouses.
Temperature Differences in the Mountains and Insulation/Condensation
Due to the high altitude and significant temperature differences, this area is particularly effective for insulation renovations (windows, inner windows, etc.) and condensation countermeasures.
Retaining Walls, Drainage, and Moisture on Sloped Land
On sloped land in mountainous areas, it is necessary to check retaining walls, slopes, drainage, and consider moisture and rainwater management, as well as devise scaffolding and transportation methods.
Be Aware of the “Boundary” of New Seismic Standards
The seismic resistance of used houses and old folk houses varies greatly depending on the construction period. It is important to determine whether they were built before the standard revisions in 1981 and 2000.
This article summarizes the reasons, points of caution, cost estimates, the latest subsidies for 2026, and how to choose contractors from the perspective of Kakeru Koumuten, aimed at those considering renovations for used properties and vacant houses in Yamakita Town to avoid “failures.”
The Most Important Thing is “Comparative Estimates”
To avoid failures in renovations, the most crucial step is comparative estimates. First, obtain estimates from at least three companies that operate in Yamakita Town. Our company, Kakeru Koumuten Co., Ltd., also receives many consultations and requests for renovations of vacant houses and used properties.
02Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new constructions but also for utilizing used properties through renovations. There is a growing interest in living in renovated or refurbished used houses. Here, we explain the typical reasons for renovating vacant houses and used properties.
Reason 1 To Live Comfortably as Your Own Home
The most common reason for purchasing and renovating a used property is “to live comfortably.” Older houses often have issues with roofs, exterior walls, and plumbing, making them difficult to live in as they are. By renovating and upgrading the facilities and interiors, you can create a comfortable living environment. Additionally, by changing the layout and refreshing the interior, you can finish a home that suits your family’s lifestyle while keeping costs lower than new constructions.
Reason 2 To Increase Asset Value for Sale
More people are purchasing and renovating used properties with the intention of selling them. Used houses are often valued low in their current state, but renovations can enhance their appearance and performance, thereby increasing their value as properties.
Reason 3 To Utilize as Investment or Business
For purchases aimed at investment or business, renovations are essential. By transforming into stylish rentals or share houses, you can differentiate from other properties, and depending on the location and planning, you can also expect improved profitability. Initial costs can be lower than new constructions, and depending on the use and conditions, there may be cases where subsidies or tax incentives apply, leading to an increase in those utilizing vacant houses for business.
03Points to Consider When Renovating Vacant Houses and Used Properties

Point 1 Choose a Reliable Construction Company
First and foremost, it is essential to select a contractor you can trust to handle your renovation. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor who can carry out the work thoroughly according to your wishes, the structure of the house, and the surrounding environment, and who also provides aftercare following the construction.
Point 2 Always Check the Condition of the Building
For used properties and vacant houses, it is crucial to confirm which parts have deteriorated and to what extent beforehand. Since other people have lived there before, internal damage is often not apparent without investigation. Conduct a current condition survey before starting work to identify any hidden deterioration.
Point 3 Review Earthquake Resistance and Insulation Performance
Particularly important in the renovation of used and vacant houses is the review of earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and homes built before that may not meet current standards. Furthermore, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check earthquake resistance and insulation performance.
Point 4 Check Subsidy Programs and Renovation Tax Deductions
To keep construction costs down, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, supporting part of the costs for earthquake retrofitting, energy-saving construction, and barrier-free renovations. Tax deductions include the “housing loan tax deduction” when using a mortgage, and there are systems that allow for deductions on certain costs even with personal funds. These can sometimes be used in combination, so it is essential to check in advance and use them strategically as a key to successful renovation (for the latest information, see this subsidy section).

05[Latest 2026] Subsidies and Grants Available in Yamaki Town

One way to carry out renovations on used properties or vacant houses at a lower cost is to utilize the subsidy and grant system. As of 2026, we have summarized the main systems that residents of Yamaki Town may be able to use.
* The following information is as of September 7, 2026. The contents, duration, and budget of the systems change annually, and many will end once the budget limit is reached. Please check with our company or the respective offices for the latest information before applying. Kakeru Koumuten can assist with confirming the systems and providing necessary documents, but the applicant and application method may vary depending on the system.
National Program: Housing Energy Saving 2026 Campaign
The government is implementing multiple subsidy projects targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Construction for insulation, windows, and water heaters may be eligible for these subsidies.
This program is a successor to the “Child-Rearing Green Housing Support Project.” In principle, it requires renovation work that includes insulation improvements for openings (windows) and structural elements, and it covers eco-friendly housing equipment, child-rearing compatible renovations, disaster prevention enhancements, and barrier-free renovations.
Subsidy upper limit guidelines: For houses built before 1991, up to 1,000,000 yen per unit (50,000 yen depending on the construction details); for houses built from 1992 to 2016, up to 800,000 yen per unit (400,000 yen for the same). Eligible construction must start after November 28, 2025, and applications will be accepted starting June 30, 2026. Reservations must be made by November 16 at the latest, and subsidy applications must be submitted by December 31 at the latest (early termination if the budget limit is reached). Applications must be made through registered contractors.
This program covers insulation renovations for windows, including the installation of interior windows, replacement of exterior windows, and glass replacement. The subsidy amount is significant and effective for addressing cold, heat, and condensation issues. It can easily enhance the insulation performance of existing homes.
The subsidy amount varies based on the window construction method, performance, size, and the type of house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications have been accepted since March 31, 2026, and subsidy applications must be submitted by December 31 at the latest (early termination if the budget limit is reached). Applications must be made through registered contractors.
This program targets the replacement of water heaters with high-efficiency models such as EcoCute, hybrid water heaters, and EneFarm. It is well-suited for older properties planning to replace their water heaters.
Subsidy amount guidelines: EcoCute 70,000 to 100,000 yen per unit, hybrid water heaters 100,000 to 120,000 yen per unit, EneFarm 170,000 yen per unit. Eligible construction must start after November 28, 2025, and applications will be accepted starting March 31, 2026 (early termination if the budget limit is reached).
Yamakita Town Program
This is a key program supporting the earthquake resistance of wooden houses built to old standards. It is effective for earthquake resistance renovations combined with the purchase of existing detached houses. There are no restrictions on contractors being from within the town (prior consultation with the Urban Development Division is required before contracting).
The target is single-family homes built under traditional methods with a building confirmation received before May 31, 1981, and the requirement is a comprehensive evaluation score of 1.0 or higher after renovation. The seismic diagnosis is 3/4, with a maximum of 60,000 yen. Applications for the 2028 fiscal year are accepted until the end of November each year (please check the application status). For details, visit the official page of Yamakita Town.
Yamakita Town, blessed with the nature of Lake Tanzawa and Nishi Tanzawa, is focusing on migration and settlement. You can utilize registered properties in the vacant house bank and receive interest subsidies for housing loans that include renovations. There are no restrictions on contractors being from within the town.
The vacant house utilization subsidy has a maximum of 100,000 yen (for acquiring or renting registered properties in the vacant house bank, continuous residence for over 10 years, applicable for repairs, disposal of household goods, and real estate registration fees). The housing loan interest subsidy for workers is also applicable for renovations (reform), providing interest subsidies for loans from designated financial institutions in the town (up to 5 million yen, with an annual interest rate of 2% or less). The application status for the 2028 fiscal year needs to be confirmed. For details, visit the official page of Yamakita Town.
This is for those who have received certification for support or long-term care. Eligible works include the installation of handrails, elimination of steps, changing flooring materials, and replacing doors and toilets.
Home renovations under long-term care insurance have a payment limit of 200,000 yen (generally 90% coverage). Prior consultation and application before construction are required. Currently, there is no confirmation of Yamakita Town’s unique general barrier-free renovation subsidy (please check).
* The main subsidy available for use by contractors outside Yamakita Town is the wooden house seismic reinforcement subsidy (half of the renovation cost, with a maximum of 600,000 yen). The vacant house utilization subsidy and housing loan interest subsidy are systems that the property owner applies for, and it is believed that they can be utilized even with contractors from outside the town if they meet conditions such as registration in the vacant house bank and designated financial institutions (please check). Currently, there is no confirmation of Yamakita Town’s unique subsidies for energy conservation, solar power, removal of block walls, and general renovations; the basic approach is to utilize the national “Housing Energy Conservation 2026 Campaign” + Kanagawa Prefecture’s subsidies (for residential solar power and storage batteries, existing housing energy conservation renovations). Due to the large temperature differences in the mountainous area, it is also characteristic that the effects of insulation and condensation measures are easily realized.
See also about renovation tax reductions and other systems
- Housing Loan Tax Reduction: If you use a housing loan for renovations that meet certain requirements, income tax and other deductions will be applied based on the year-end balance.
- Renovation Promotion Tax System (Investment-type Tax Reduction): For construction projects such as seismic retrofitting, energy conservation, barrier-free design, and long-term excellent housing, there may be cases where income tax deductions can be received even with personal funds.
- Reduction of Property Tax: There is a system that reduces property tax for a certain period for seismic retrofitting, energy-saving renovations, and barrier-free renovations.
- Kanagawa Prefecture Existing Housing Energy Conservation Renovation Subsidy: For the fiscal year 2026, the subsidy rate is 1/3, with a maximum of 150,000 yen. The first phase has ended, but additional applications are scheduled from September 7 to September 30, 2026, available only through electronic application on a first-come, first-served basis (approximately 25 cases). Applications must be made by the applicant themselves, and construction before the grant decision is not eligible. Please check the official page of Kanagawa Prefecture.
Subsidies and tax reductions may be combined, but there are restrictions on duplication for the same construction work. Kakeru Koumuten will organize and propose which systems can be used for your construction after conducting a site survey.

07How to Choose a Remodeling Contractor for Used Properties and Vacant Houses in Yamakita Town
There are many remodeling companies that serve Yamakita Town, and it can be confusing to decide which one to choose. When requesting a remodel, be sure to check the following five points.
- Experience in remodeling work is abundant
- Check for warranties and after-sales maintenance
- Obtain estimates from multiple contractors (at least three)
- Confirm whether they perform remodeling in-house
- Check if they offer color simulations and perspective drawings
1. Experience in Remodeling Work is Abundant

Many remodeling contractors publish their construction achievements on their websites. If a contractor provides detailed explanations of the process with photos, it makes it easier to visualize the project after hiring them, which can be reassuring. For those who are uncertain, it is advisable to choose a contractor with extensive experience.
Google and review sites can also be helpful references. It is important to check the content of low ratings, the company’s responses, and the timing of the posts. In particular, Google reviews can be informative, but do not make a decision based solely on reviews; evaluate them comprehensively alongside construction achievements, estimates, and warranty details.
2. Confirm the presence of warranties and after-sales maintenance

When selecting a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint type, but typically ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer after-sales services separate from warranties, so be sure to check that as well.
Kakeru Koumuten Co., Ltd. provides warranties for exterior renovations and sealing work. We also conduct after-sales maintenance and send out annual notification DM, allowing for annual inspections.
Click here for more details on Kakeru Koumuten’s warranties and after-sales maintenance
3. Obtain estimates from multiple contractors (at least 3)

When requesting remodeling, be sure to obtain estimates from multiple contractors. Even for the same construction content, warranties, after-sales services, and costs can vary significantly. Having multiple estimates makes it easier to negotiate prices.
When comparing estimates, it is important to look at not just the costs, but also the “items in the estimate,” “verification of primer, sealing materials, and auxiliary paint,” and “confirmation of the process.” Lowering the rank of auxiliary parts or skipping steps can reduce costs, so it is crucial not to judge solely based on price.
Click here to see detailed points for comparing estimates
4. Confirm whether the contractor performs the remodeling in-house

Kakeru Koumuten Co., Ltd. conducts detailed hearings and surveys on the existing “condition,” “location,” “materials,” “desired durability,” and “design” to propose the most suitable plan. While there is no inherent problem with the system where partner companies carry out the construction, it is essential to confirm whether the contracted company understands the construction details and has clearly defined responsibilities for quality control and guarantees. If the construction is done in-house, it becomes easier to coordinate with the site, allowing for a quicker response in case of any troubles.
5. Do they support color simulations and perspective drawings?

Choosing colors and envisioning the appearance after construction can be challenging for both exterior and interior projects. With simulations, you can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once the construction is done, it is advisable to choose a company that can provide flexible simulations.

We also have various tools ready for different types of construction, including compressors and cleaning machines.
In-house waste separation

In exterior renovations, various waste materials such as paint, wood, and metal are generated. Our company properly separates waste materials and recycles those that can be re-resourced, striving to reduce environmental impact and disposal costs.
Showroom dedicated to exterior renovations

In our showroom, you can not only have meetings but also check the actual paint colors and a wide variety of catalogs. You can also confirm heat resistance using color simulation and a heat-resistant paint testing machine. The showroom is a 3-minute walk from Eda Station in Aoba-ku, Yokohama.

6. Human Resource Development

We create various models for skill enhancement and conduct practical training. Since exterior renovations differ in construction methods and materials based on existing materials and shapes, we regularly conduct technical improvement education to ensure that each staff member can respond to various sites.

Kakeru Koumuten Co., Ltd. also handles solar power installation work and will propose solar panels that fit the shape of your roof. We can also accept requests for estimates and power generation simulations only.
09Renovation of Used Properties and Vacant Houses in Yamakita Town | Frequently Asked Questions
We answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Yamakita Town.
Is it better to renovate after buying a used property or to consult before purchasing?
If possible, please consult us before making a purchase decision. Used properties often have deterioration that is not visible, and it is not uncommon to encounter cases where “unexpected construction costs arose” after purchase. By having Kakeru Koumuten Co., Ltd. check the condition of the property you are considering in advance and provide an estimate of necessary renovations, you can establish a feasible financial plan.
What renovations should be prioritized for a used house in Yamakita Town?
It depends on the condition of the building, but we prioritize areas that, if left unattended, could lead to further damage, such as leaks, termites, structure, and seismic resistance. After that, we decide on the order of exterior renovations such as the roof and walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on your daily life. In residential areas nestled between Lake Tanzawa and Nishi Tanzawa, roofs and walls often reach the end of their lifespan first, so we recommend starting with a comprehensive inspection of the building, including the exterior.
I bought an old folk house or a used house in Yamakita Town. Can I use subsidies?
Yamakita Town is blessed with the nature of Lake Tanzawa and Nishi Tanzawa, and is focusing on promoting migration and settlement. The subsidy for seismic retrofitting of wooden houses (1/2 for renovations, up to 600,000 yen; 3/4 for inspections, up to 60,000 yen) is expected to be available even for our company outside the city. There are also grants for utilizing registered vacant properties in the vacant house bank (up to 100,000 yen) and interest subsidies for housing funds that cover renovations and extensions. Due to the significant temperature differences in the mountainous area, insulation and condensation measures are effective. We will first propose inspections for exterior, leaks, seismic resistance, and insulation.
How much does a full renovation (full remodel) cost?
The cost of a full renovation for a detached house varies greatly depending on the scope and grade. If focusing on partial renovations, it typically starts from around 5 million yen, while large-scale renovations that include interior and exterior work, water areas, insulation, and seismic upgrades can exceed 10 million to 20 million yen. We will first assess the condition through an on-site survey and propose a prioritized plan that fits your budget.
Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the system. For example, the national “Mirai Eco Housing 2026 Project” is a system where registered contractors (construction companies) apply. For seismic retrofitting or housing renovations under nursing care insurance in your municipality, the application is generally made by the individual, but we will guide you through the necessary documents and process. We will organize and inform you about “which systems are available,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Risks include the progression of leaks and termite damage, depreciation of asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land from fixed asset tax may be revoked. Conducting inspections early and carrying out necessary work according to your plan to live in, rent out, sell, or utilize the property can ultimately help reduce costs.
I am concerned about seismic resistance. How can I assess the seismic safety of a used detached house?
The construction period is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden detached houses built before that, we recommend a seismic diagnosis. Your municipality also offers subsidies for seismic retrofitting of wooden houses, which can significantly reduce costs if eligible (for details, see the subsidy section above). Kakeru Koumuten can assist you from diagnosis to renovation.
Will I need temporary housing during construction? How long will it take?
This depends on the scope of the work. Exterior renovations and partial interior work can often be done while you remain in your home, but for large-scale full renovations that include water areas, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and about 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.
Is Yamakita Town within your service area? Will there be travel expenses?
