This is Yamanaka from Kakeru Koumuten Co., Ltd., a specialist in roofing, exterior painting, and exterior renovations located in Aoba-ku, Yokohama, Kanagawa Prefecture!
This is a case study of an exterior renovation project in Fujimino City, Saitama Prefecture.
There are several types of exterior renovations, and this project involves a roof replacement (Ridgeway)!
We implemented measures against leaks due to the roofing work!

Roof Replacement Construction Procedure

1. Dismantling Existing Roofing Materials

We will dismantle the existing roofing materials (tiles), tile battens, and soil.
Tile battens are wooden materials used to hook the tiles.

2. Installing New Sheathing Boards

After dismantling the existing roofing materials, we will process and install new sheathing boards to fit the dimensions! The wood used is coniferous plywood.

3. Roofing Installation (Waterproof Sheet)

is Nissin Kogyo/Kappa 23!
It is made of modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
With a solid roofing installation serving as the first line of waterproofing, there will be no leaks!

We will securely attach it to ensure it does not blow away.

4. Main Body Construction (Aiji Kogyo/Super Galtect)

After processing the accessories in

, we will install the Ridgeway main body up to the ridge! We will apply single cement at the overlapping areas during the construction.
Once we have installed it up to the ridge, we will set up the necessary materials for fixing the ridge board, known as the kanban. There are types of kanban made from cedar and resin, and this time we used cedar!

5. Ridge Cap Processing and Sealing at Various Locations

We will process and install the

ridge cap. We will thoroughly apply sealing on the inside of the joints.
At the wall edge, we will process and install a component called rain stop sheet metal.
We will use stainless steel nails and screws that are resistant to rust!

We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly carry this out as nails and metal fragments can lead to injuries.

The roofing material used is Ridgeway from Asahi Fiberglass.
Ridgeway comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked onto the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
Additionally, because it uses fine natural stone on the surface, you won’t be troubled by rain noise.
Moreover, it is a lightweight roofing material, making it strong against earthquakes and providing seismic resistance.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its most significant feature, leading to various advantages.

The only part that requires demolition and waste disposal is the ridge cap, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare’s website).
Building materials used in constructions completed before 2004 may contain asbestos. Asbestos-containing materials are challenging to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured, as long as there is no destruction or crushing, it will not disperse into the air.

Additionally, we can complete the work in a shorter time frame than painting or re-roofing. A shorter construction period means lower labor costs, which in turn makes the overall cost cheaper.
The psychological anxiety of having to live in an environment that is different from usual is also reduced.
If scaffolding is erected, there may be inconveniences such as difficulty in entering and exiting or opening windows. Being able to return to normal life in a short period is certainly a significant advantage.
