Exterior Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly wash the exterior walls with high-pressure washing to remove dirt and moss! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully. We also wash the exterior structures, concrete floors, and inside the rain gutters. This time, we used bio-washing!

2. Masking

We use masking tape, blue sheets, and polymer masks to cover areas that will not be painted, such as windows, sashes, and floors. This is a very important task in the painting process!

If masking is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

3. Surface Preparation

Next, while checking the condition of the exterior wall, we will perform substrate adjustments such as crack repairs.

The repair material used is Pal Unit / Smooth Epoxy.

4. Primer

This is the first painting task after completing high-pressure washing and substrate treatment. It is a paint that ensures that the middle and top coats adhere firmly to the surface by applying it first. By applying the primer thoroughly, there will be a significant difference in durability and finish!

The paint used is Aica Kogyo / Safe Sealer.

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

Since the existing exterior wall had a mortar Jolly Pat finish, we proposed a special renovation paint, Aica Kogyo / Jolly Pat Fresh JQ-800! In Jolly Pat renovation work, using a dedicated paint for exterior wall painting tends to avoid troubles and results in the most beautiful and luxurious finish.

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will be mindful to ensure there are no uneven areas or missed spots, resulting in a beautiful finish!

The paint used is the same as the middle coat, Aica Kogyo / Jolly Pat Fresh JQ-800.

7. Painting of Auxiliary Parts (Rain Gutter, Eaves, Fascia, Soffit, Drip Edge, Canopy, Frieze Board, Slim Duct)

For the attached parts, after finishing the surface preparation such as scraping, for iron parts, we apply a rust preventive primer, followed by a mid-coat and top-coat using Lock Paint / Yumelock. We ensure to paint every detail thoroughly!

For the eaves, we used Nippon Paint / Water-based Ken Ace.

Additionally, the slim duct is disassembled for painting to avoid sticking. By detaching and painting, we can also thoroughly paint the exterior wall beneath the slim duct!
