This is a case study of an exterior renovation in Aoba-ku, Yokohama.
There are several types of exterior renovations, and the work we did this time is the roof overlay (cover method) (Ridgeway)!
We implemented measures against leaks through the roofing work!

Roof Overlay Construction Procedure

We will dismantle unnecessary existing roofing materials (ridge cap, snow guards) for the roof overlay (cover method)! The existing purlin in the photo is made of wood. The durability of wooden purlins is about 10 to 15 years.Once the durability period is exceeded, corrosion and discoloration can occur, leading to the detachment and scattering of the ridge cap..

The roofing used this time is “Tajima Roofing/Tadis Self”!
It is made of a material called modified asphalt with adhesive properties, which is said to have twice the durability of regular asphalt roofing. Because it adheres to the existing roofing materials, it has high waterproofing properties!
As a primary waterproofing measure, if the roofing is solid, there will be no leaks!
We will ensure it is firmly adhered to prevent it from blowing away.

Before the main roofing work, we will process components such as eaves and curlicue metal!
The components used are made of galvalume steel.

After processing the ridge components, we will install the Ridgeway main body up to the ridge! We will apply single cement at the overlapping areas.
Once we have finished installing up to the ridge, we will set up the necessary materials to secure the ridge board called “kanban.” There are types of kanban made of cedar and resin, and this time we used a resin type! (Toughmock, Eco Lumber, etc.) We used Toughmock this time!
The resin type is expected to have 3 times the durability of cedar!

We will process and install the ridge metal. We will firmly apply sealing on the inside of the joints.
At the wall edge, we will process and install a component called rain stop metal.
The nails and screws used for fixing are made of stainless steel, which is resistant to rust!

The roofing material used this time is Ridgeway from Asahi Fiberglass.
Ridgeway comes with a 10-year manufacturer warranty.

Since it uses natural stone that is baked on the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over another, it is also referred to as “overlapping roofing.”

Benefits of the Overlay Method

Since we overlay a “new roof” on the “existing roof,” almost no demolition work is required, meaning that very little waste is generated.
This is the biggest feature, leading to various benefits.

The only part that requires demolition and waste disposal is the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please visit the Ministry of Health, Labour and Welfare website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The roof overlay method, which generates almost no waste, is ideal for such roofs.

Some of you may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
