1. High-Pressure Washing

2. Protection of Various Parts

We will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If protection is neglected, gaps can form, allowing paint to seep in, or clean lines may not be achieved.

3. Primer

This is the first application of paint after high-pressure washing and substrate treatment, ensuring that the middle and top coats adhere properly to the painted surface. A solid primer application greatly affects durability and finish quality!

4. Middle Coat

This is a crucial step to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

Roof Overlay Construction Procedure

1. Dismantling Existing Ridge Cap

We will dismantle the existing ridge cap that is unnecessary for the cover method!

2. Installing Roofing (Waterproof Sheet)

The roofing used is Nisshin Kogyo/Kappa 23!
This material is a delayed-type adhesive modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!

We will ensure it is firmly attached so it does not blow away.

3. Fabricating Fittings (Curly Patterns & Eaves)

Before the main roofing work, we will process components such as eaves and decorative elements!
The materials used are Galvalume steel sheets.

4. Main Construction (Asahi Fiberglass/Ridgeway)

After processing the components, we will install the Ridgeway roofing up to the ridge!
Once the roofing is completed up to the ridge, we will install the necessary materials for fixing the ridge cap, known as “kanban.” There are types of kanban made from cedar and resin, and this time we used a resin kanban!

5. Ridge Cap Installation, Ventilation Ridge Processing, and Sealing

We will process and install the ridge cap. We will thoroughly apply sealing on the inside of the joints.
For the wall edges, we will process and install a component called a rain guard.
The nails and screws used for fixing are made of stainless steel, which is resistant to rust!

6. Cleaning

We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly carry out this task as nails and metal fragments can lead to injuries.

About Roofing Materials

The roofing material used is Ridgeway from Asahi Fiberglass.
Ridgeway comes with a 10-year manufacturer warranty.
Since it uses natural stone with baked-on paint on the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
Additionally, because it uses fine natural stone on the surface, you won’t be troubled by rain noise.
Moreover, it is a lightweight roofing material, making it strong against earthquakes and providing seismic resistance.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste material is generated.
This is the biggest feature and leads to various advantages.

The only part that requires dismantling and waste material processing is the ridge cap, so compared to a full roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please visit the Ministry of Health, Labour and Welfare website).
Some building materials used in structures constructed before 2004 contain asbestos. Asbestos-containing materials are difficult to dismantle due to their high environmental impact, resulting in high costs for both dismantling and waste processing. The roof overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as they are not destroyed or crushed, they will not disperse into the air.

Additionally, the construction can be completed in a shorter time frame compared to painting or full roof replacement. A shorter construction period means lower labor costs, which in turn reduces the overall cost.
This also alleviates the psychological anxiety of having to live in an unusual environment.
When scaffolding is set up, you may experience inconveniences such as difficulty entering and exiting or opening windows. Being able to return to your normal life in a short period is a significant advantage.

Procedure for Eaves and Fascia Metal Covering Work

The eaves board and the fascia board (the eaves board on the side with the rain gutter) play a crucial role in preventing wind from adversely affecting your home.
During strong winds, such as those from typhoons, rain can blow in horizontally, so the eaves and fascia boards help to disperse the wind, making it harder for rain carried by the wind to reach the junction between the roof and exterior wall materials. This helps to prevent water from blowing in.

Generally, maintenance of the eaves and fascia boards (the eaves board on the side with the rain gutter) is done through painting, but when there is overall damage that cannot be repaired with paint, metal work is performed.
The metal work for the eaves board involves covering the eaves board with Galvalume steel sheets as a renovation project.
This is also referred to as metal wrapping or covering work.

This time, we performed metal covering work on the eaves and fascia boards!

Metal used: JFE Steel / Kiwami Max ¥ (15-year paint warranty / 25-year hole warranty)

2. Fascia Metal and Sheathing Installation

We will process and install the sheathing on the band metal.
Since the height of the band was uneven this time, we will install the sheathing, level it, and then proceed with the metal processing!

3. Nailing and screwing

We will attach the processed metal and proceed with nailing! We will also apply caulking on the inside of the seams!

4. End caulking treatment
