Exterior Wall Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully. We also wash the exterior structures, flooring, and inside the rain gutters as well.

2. Surface Protection

Using masking tape, blue sheets, and polymer masks, we protect areas that will not be painted, such as windows, frames, and floors. This is a very important task in the painting process!

If surface protection is neglected, gaps may form, allowing paint to seep in or resulting in uneven lines.

3. Substrate Preparation

Next, while checking the deterioration of the exterior walls, we perform substrate preparation such as crack repairs.

4. Primer Application

This is the first step of applying paint after completing high-pressure washing and surface preparation. It is a primer that ensures the middle and top coats adhere firmly to the surface. By applying the primer thoroughly, you can significantly enhance durability and finish quality!

The paint used is SK Kaken / SD Surf Epoxy Premium.

5. Middle Coat

Next is the middle coat. This is a crucial process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

The paint used is SK Kaken / Premium Silicon. The manufacturer’s expected durability is about 14 to 16 years.

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We pay close attention to ensure there are no uneven spots or missed areas, resulting in a beautiful finish!

The paint used is the same as the middle coat, SK Kaken / Premium Silicon.

7. Painting of Auxiliary Parts (Fascia, Rain Gutter, Water Cut, Ventilation Hood Cover, Eaves, Shutter Box, Balcony)

For the

auxiliary parts, after finishing the surface preparation such as scraping, for iron parts, we apply a rust preventive Lock Paint / Sabicut as a primer, followed by a middle coat and top coat with Lock Paint / Yumelock. We ensure to paint thoroughly, even in the finer areas!

For the eaves and the fascia, we used Lock Paint / Yumelock.

Sealing Work

1. Removal of Sealing Material

We remove the existing sealing material using a cutter or similar tools.
This is referred to as sealing, caulking, or joints. It is a critical area that can easily lead to water leaks and cause cracks or lifting in the exterior walls. Cracks and peeling are signs of deterioration!

2. Masking Tape Application

We check the position for applying the tape and carefully stick it on, ensuring it does not dig into the surface.

3. Primer Application

We apply the primer with a brush, ensuring there are no missed spots.

4. Filling of Sealing Material

We place the nozzle of the caulking gun at the bottom of the joint and fill it sufficiently.

5. Finishing with a Scraper
