This is a case study of an exterior renovation project in Saitama Prefecture requested by Company S.
There are several types of exterior renovations, but this project involves a roof overlay (cover method) using Galtect!
We implemented measures against leaks due to the roofing work!

The existing roofing material was colonial containing asbestos!
Since the disposal cost of replacing (re-roofing) asbestos-containing colonial is high, it is recommended to use the overlay method early before the underlying structure deteriorates!

Roof Overlay (Cover Method) Construction Procedure
1. Dismantling of Existing Roof Ridge Flashing

2. Roofing Installation (Waterproof Sheet)
We used Nissin Kogyo/Kappa 23 for the roofing!
It is made of modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is solid, there will be no leaks!
We will ensure it is firmly adhered to prevent it from blowing away.[/chat]
3. Component Processing (Kera, Curved, Valley)

Before the main roofing work, we will process and install components such as the kera and curved metal!
The components used are genuine Galtect components made of SGL copper plate! [/chat]
4. Main Construction (Aiji Industry/Super Galtect)

After processing the
Once we have installed it up to the ridge, we will set up the necessary materials to secure the ridge board called “kanban.” There are types of kanban made from cedar and resin, and this time we used cedar!
5. Processing of Ridge Metal and Sealing at Various Locations

Next, we will process and install the ridge metal. We will firmly apply sealing on the inside of the joints. For the wall edge, we will process and install a component called “ameosae bankin” (rain guard metal).
We use stainless steel nails and screws that are resistant to rust![/chat]
6. Cleaning


We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly remove items like nails and metal scraps that could lead to injuries. Additionally, we will wipe off any footprints left on the roof to keep it clean.[/chat]
About Roofing Materials
The roofing material used is the Super Galtect from Aijii Industry.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
We also provide a 10-year construction warranty!
Made of SGL steel plate, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with high heat-reflective paint, allowing for a cool summer and a warm winter.
Additionally, it has soundproofing properties, reducing the sound of rain.
Moreover, it is lightweight compared to other roofing materials, which minimizes shaking during earthquakes, making it a good earthquake countermeasure.

What is the roof overlay (cover method)?
The roof overlay method involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over, it is also referred to as “overlapping roofing.”
Benefits of the overlay method
Since a “new roof” is placed over the “current roof,” dismantling work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature and leads to various benefits.
The only parts that require dismantling and waste disposal are the ridge cap, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare’s website).
Building materials used in constructions completed before 2004 may contain asbestos. Asbestos-containing materials are difficult to dismantle due to their high environmental impact, and the costs for dismantling and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.
Some may wonder if it’s safe to live in buildings that use asbestos-containing materials, but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
