Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” is a system where registered contractors (construction companies) apply. For seismic retrofitting or housing renovations under long-term care insurance in your municipality, the application is generally made by the individual, but we will guide you through the necessary documents and process. We will organize and inform you about “which programs are available,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Leaving a vacant house can lead to worsening leaks and termite damage, deterioration of the exterior walls and roof, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special tax exemption for residential land will be revoked. Conducting an inspection early and performing necessary work according to your plans to live in, rent out, sell, or utilize the property can ultimately help reduce costs.
I am worried about seismic resistance. How can I assess the seismic safety of a used house?
The construction period is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden houses built before that, we recommend a seismic diagnosis. Your municipality also has subsidies for seismic retrofitting of wooden houses, which can significantly reduce costs if eligible (for details, see the subsidy section above). Will I need temporary housing during construction? How long will it take?
The scope of work depends on the project. For exterior renovations and partial interior work, it is often possible to carry out the construction while you remain in your home. However, for large-scale full renovations that include water areas, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and approximately 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.
