This is a case study of an exterior renovation project in Kawagoe City, Saitama Prefecture.
There are several types of exterior renovations, and this time, we will be replacing the tile roof!

This time, we will be conducting a re-roofing project that involves replacing only the underlayment and roofing sheets!
The tiles themselves will be reused!

Tile Roof Replacement Construction Procedure

1. Removal of Tile Roof

Since we will be reusing the tile roof, we carefully remove it to avoid breaking and neatly organize and store it! At this time, we also remove the old plaster.

2. Underlayment Demolition

Next, we will dismantle the underlayment. After removing the roofing, batten, and plaster, we will take out the underlayment boards! Since the boards are quite weakened, they can easily break underfoot, so we will peel them off carefully.

3. Installing Roofing and Battens

The roofing material used is Jouyu Pulp Industry/Sunlight G!
It is made of modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
With the roofing serving as the first line of defense against water, if it is properly installed, there will be no leaks!
Once the roofing is completed, we will install the battens, which are materials used to hook the tiles.

4. Main Construction (Re-laying Tiles)

After completing the underlayment work, we will carefully return the existing tiles. At this time, each tile is handled with care.

5. Replacing Plaster

We will re-roof the existing flat tiles! For the ridge section, we will re-stack the ridge tiles using new Nanban plaster and copper wire.

6. Cleaning

We will clean up the plaster left on the roof and any debris that has fallen into the rain gutters. We will also wipe away any footprints that may have been left on the roof to make it clean.

Materials Used

The history of plaster dates back about 5000 years and has been used worldwide. It has been effective for filling joints, adhering tiles and stones, and for wall finishing!

Silguard is one type of Nanban plaster. Nanban plaster contains materials like silicone to enhance waterproofing and strength. Therefore, it excels in durability and waterproofing!

Silguard comes in white and black colors. There is no difference in performance, but the white is more expensive. White is often used in visible areas, while black is commonly used in places covered by roofing materials.

Conclusion

The lifespan of tile roofs varies by type, but some tiles can last 30 to as long as 100 years.

To extend the lifespan of tiles, maintenance of the plaster is also necessary.

If the plaster deteriorates, it can lead to leaks throughout the house, so if it has been over 20 years, we recommend maintenance!
